What a Main Contractor Is Actually For

On a small job you can manage trades yourself and save a margin. On a larger one, the coordination becomes the job. Deciding what happens in what order, holding suppliers to dates, and carrying the cost when something slips is the service a main contractor sells, and it is worth considerably more than the percentage it costs.

What we take on

A general construction contract covers everything from setting out to the final clean. Groundworks and drainage, foundations, structural frame, envelope and roof, mechanical and electrical first and second fix, internal finishes, external works and landscaping. Some of that is our own labour and some is specialist, but all of it is procured, sequenced and warranted through one contract.
That single line of responsibility is the point. If the steel is late, it is our problem to solve and our programme to recover. You are not standing between a fabricator and a groundworker trying to work out whose fault the empty week was.

Setting out, levels and why they get checked twice

Almost every expensive error on a build traces back to setting out. A datum taken from the wrong point, a level transferred carelessly, a boundary assumed rather than measured. These mistakes are cheap to prevent and extremely expensive to correct once they are cast into a slab.
We establish a site datum, set out from fixed known points and check the result independently before anything is poured. It costs an hour. Getting it wrong costs weeks and sometimes a demolition.

Procurement and long-lead items

Some materials cannot be bought at short notice. Structural steel, engineered timber, specialist glazing, roof coverings and mechanical plant all carry lead times measured in weeks. A build that orders these when it needs them will always be waiting for something.
We schedule procurement against the programme at the start, so the long-lead items are on order before the ground is broken. Where a client is still deciding on a specification that sits on the critical path, we flag it early and give a date by which the decision has to be made.

Running a safe and tidy site

A well-run site is a safe site and usually a fast one. Materials stored where they will be used, waste segregated and removed regularly, access routes kept clear, and edge protection and access equipment maintained rather than improvised.
Where a project is on an occupied or commercial site, we agree working hours, noise windows, delivery times and access arrangements in advance. Neighbouring occupiers get told what is happening before they hear it through a wall.

How we price construction contracts

Larger works are priced against drawings and a written specification, broken down by work package so you can see where the money sits. Preliminaries, our own labour, subcontracted packages, materials and any provisional sums are all set out separately.
Payments run against completed and inspected milestones. Variations are priced and agreed in writing before the work is carried out, so the final account contains no items you are seeing for the first time.

What size of project do you take on?

Anything from a substantial structural alteration up to a full new build or commercial fit-out. Below a certain size a general construction contract is more administration than it is worth, and we will tell you honestly if your project is better handled as a straightforward building job.
Both, and we tell you which is which at tender stage. General building, groundworks and carpentry are our own. Specialist packages such as mechanical, electrical, steel fabrication and roofing are placed with trades we work with regularly and are warranted through our contract.
The programme is issued at the start and updated when something moves. If a delay is ours, recovering it is our cost. If it comes from a client decision or a change in scope, we set out the effect on time and money in writing before proceeding.
Against completed and inspected milestones agreed before work starts, typically tied to stages such as foundations, frame, weathertight and practical completion. We do not ask for a large payment up front.
Everything is priced and agreed in writing before it is carried out. If we uncover something the tender information could not have shown, you get the cost and the programme effect before we proceed, not on the final invoice.
