Most work is quoted as a fixed price against an agreed specification, with labour and materials shown separately. Day rates are only used for open-ended remedial work where the extent cannot be seen until we open things up.
Not usually. For occupied properties we agree access arrangements in advance, protect walkways and living areas, and keep noisy work to sensible hours.
For structural work and extensions we prepare the drawings and handle the submissions. We will tell you at estimate stage whether your project needs approval and how long it typically takes.
You get the revised figure in writing before we proceed. Nothing extra is carried out on the assumption you will agree to it later.
Offcuts, packaging and stripped-out material leave with us. Floors are protected while we work and the area is swept at the end of each day, not just at handover.
Workmanship is guaranteed, and manufacturer warranties on materials are passed to you in full. If something is not right, we come back and put it right.
